Book the Party Room
The Party Room is the only facility that requires an online reservation. Squash Court, Pool, and Gym use an in-person sign-in sheet at the facility — see the How To tab.
Under the resolution of the building's budget meeting of 18 October 2025, any owner or tenant with no outstanding dues and in good standing may book the common areas under the rules in force, as long as the area is not already booked. The person booking must attend and is responsible for guests and any damage.

Fees, timings and request forms are set by building management and may change — check the current version with management before you apply. Items marked [like this] are still to be confirmed.
Maintenance Requests
- Email [email protected] with your unit number and a description of the issue.
- For urgent issues (leaks, no power, security), call reception and security: [phone, 24 hours].
NOC Requests
A no-objection certificate (NOC) from building management is needed before certain actions.
- Common NOCs: sale or transfer of a unit (service charge clearance), renovation or modification works, move-in or move-out, and utility or telecom installation works.
- Usually needed: title deed or Oqood, owner's Emirates ID or passport, and service charges paid up to date. For sales, the NOC is requested through the Mollak system.
- Fee and processing: [fee per NOC type], [working days].

Renovation and Remodeling Requirements
Apply before any works start. Works that affect structure, MEP systems, waterproofing, fire safety or the facade need extra approval and may need Dubai Municipality or Civil Defence permits.
- Submit: completed application, scope of works, drawings or layout for any changes, contractor's trade licence, contractor's insurance, and owner's authorisation if a tenant applies.
- Deposit: refundable damage deposit [amount].
- Works hours: [days and times]. No noisy works outside these hours.
- During works: contractors register with security, protect lifts and corridors, and remove all debris. Debris must not go down the garbage chute.
Moving In and Out
Book a move permit in advance so the service lift can be reserved and protected.
- Submit: move-in or move-out form, Emirates ID or passport, and either the title deed (owners) or registered Ejari tenancy contract (tenants). Tenants moving out may need the owner's confirmation.
- Timing: [allowed days and times], booked at least [number] days ahead.
- Deposit and fee: [amounts, or none].
- Utilities: activate or close your DEWA account, and register or end the cooling (chiller) account if billed separately.
Access Card Replacement
Report a lost or stolen card straight away so it can be deactivated.
- Submit: replacement request, Emirates ID or passport, and proof of residence (title deed or Ejari).

Complaint Procedure
- Raise it in writing with building management (or [email protected]) and keep the reference number.
- If there's no response or resolution within a reasonable time, file a complaint on Mollak through the Dubai REST app.
- Escalate to RERA at the Dubai Land Department if the Mollak complaint is not resolved.

Amenities
These amenities are first-come, first-served — just sign the log sheet at the facility. No online booking needed.
Community Rules
Exterior of Building and Common Areas
- Alterations, repairs, addition or decorations to the exterior of the Unit, including but not limited to balconies, patios, and window coverings are prohibited.
- Attachments of television aerials, satellite dishes, antennae or any cabling is not allowed.
- Do not install or hang any washing/laundry or any other items in the exterior of the unit or common areas that is visible outside the building.
- Balconies, corridors, and other common areas should be clear of any item at all times.
- Personal items such as Bicycles, carts, carriages, chair, tables, toys, brooms, shoes, garbs, cans/bins, potted plants etc. must NOT be stored in the common area. The management reserves all the rights to remove the items in the common area and will not be liable for any loss or damage to the items. Any damage to the property caused because of these items will be covered by the tenant when he claims for the same personal items.
- Graffiti or vandalism on the walls of the building corridors/common area is prohibited.
- Hanging linen, clothing, rugs, or other articles from the balconies or railings are prohibited.
- Casual use of the fire exit doors and tampering with the fire-fighting equipment is prohibited.
- BBQ on the balcony or common area is prohibited.
Noise & Nuisance
- Loud noise is not allowed between 10:00 PM to 9:00 AM.
- Radios, televisions, musical instruments, etc. should be in modulated volume so as not to disturb other residents. Playing loud music / causing noise pollution and disturbing the neighbors are prohibited in this community.
- Construction noise and use of building tools (including but not limited to drilling work) is only allowed between 7:00 AM to 7:00 PM – excluding weekends and public holidays.
Trash Management
- Littering is strictly prohibited in all common areas.
- Do not leave garbage bags on the floor of the garbage room.
- All garbage bags should be tied before dropping it down the chutes.
- Bulky items such as cartons, wrappings, and moving materials are not allowed in the chutes as they may cause blockage and/or damages.
- Do not put lit/burning cigarettes or hot charcoal in the chutes as it can cause fire.
- Always keep the chute door closed.
- Smoking in the common areas such as corridors, staircase etc. is strictly not allowed due to hazards.
Pet Management
- Pet owners should take charge of their pets. Ensure that your pet does not cause an inconvenience as in incessant barking, messing up common areas or being aggressive.
- Pets should be kept on leash and under the full control of the pet owner at all times.
- Pet excretions (i.e. urine, defaces, vomit, etc.) should be cleaned by the pet owner and disposed of hygienically
- Undomesticated animals are not allowed.
Parking
- Vehicles should be parked in the designated areas only.
- Parking in front of the fire hydrants or community driveways is strictly prohibited.
Observance of Regulations
- Bachelors, Bed spacing, and Short-term Rentals are not allowed. This is a residential building. Thus, only single family is permitted to stay in each Unit.
- Owners/occupants are mandated to observe the duties and responsibilities imposed by abovementioned Community Rules.
- Visitors, including but not limited to guests, servants, employees, agents, children and invitees, shall also strictly observe the Community Rules.
- The owner/occupant shall be held liable should there be any damage within the common areas and any violations caused by the visitor.
- Building staff (i.e. security guard and maintenance team) should be given due respect as they work together with Stratum Owners Association in ensuring a safe, enjoyable, and peaceful environment for all residents.
- Do not leave any personal belongings (i.e. unit keys, documents) in the reception desk. The security or any building staff is not allowed to keep it with them.
Prior Approval Is Required For
- Moving of furniture and bulky items during move in or move out.
- 3rd party contractors before carrying out the work inside the unit.
